Grayson Manor

VCDC is pleased to welcome Grayson Manor to our portfolio.

August 2023 — Grayson Manor is a community in Independence, Virginia, that brings seniors and individuals with disabilities the opportunity for affordable rent on fixed incomes in the Southwest Virginia region. The community prioritizes resident engagement through amenities such as a shared garden, picnic area, individual unit porches, and a community building with free Wi-Fi and a shared kitchen. Grayson Manor part-time staff offers resident services programs including support counseling, education and employment assistance, healthcare services, lease education, insurance guidance, and more.  

The four single-story buildings containing 32 apartments were originally built in 1998 and are now being renovated to provide updated and modern building improvements including new flooring; new kitchen appliances, cabinets and countertops; new bathroom fixtures; and repainting in all apartment units. Grayson Manor is fully affordable to households with incomes at 60% or less of the Area Median Income (AMI). Twenty-seven of the 32 units are affordable to households making 50% of the AMI and five units are affordable to households making 40% of the AMI.  

Grayson Manor has been comprehensively designed to ensure easy mobility for all residents, without any steps or stairs, meeting Virginia Housing’s Universal Design Standards. The community also contains emergency call stations and offers onsite pick up and drop off transportation service. At the completion of the renovations Grayson Manor will be EarthCraft Gold certified, a standard requiring that all buildings in the community must have efficient energy outputs, high-quality indoor air, building durability, and a sustainable building performance.  

VCDC has invested a total of $1,828,475 in LIHTC Equity through our VCDC Equity Fund 26 towards Grayson Manor renovations. We worked with long-term partner Community Housing Partners Corporation (CHP) on the rehabilitation of this community along with other recent CHP developments including Wellesley Commons and Holly Court. CHP is a nonprofit based in Christiansburg, VA, and has developed over 2,000 single family homes and 5,000 multi-family affordable homes designed for low-income families, elderly, and individuals with disabilities across four states. Throughout our years of partnership, VCDC has collaborated with CHP on over 45 affordable housing properties. Renovations at Grayson Manor are projected to be completed by December 2023.
